Acquisition of Assets

Invest West Financial Corporation has various platforms in which it is acquires assets and grows its portfolio. This strategy involves high barrier-to-entry locations with properties that are undervalued, underperforming, or need to be repositioned. Typically, these types of acquisitions have significant upside, and are commonly referred to as “value-added” or opportunistic projects. Invest West will also consider stabilized properties in select markets with high barrier-to-entry.

Product Type: Independent or re-branding potential, value-added select-service properties

Size: 30 rooms to 200 rooms

Price: $2.5 to $30 million

Debt Ratio: 65% loan to value

Syndication Size: $1.0 to $15 million

Target Yield: 7 to 10%

Stabilized Yield: 15 to 20% IRR (on 5-year look back)


Location: California region and/or national markets

Product Type: Retail, Office, Multi-Family ΜΆ Invest West will consider portfolios of all sizes

Price: Minimum of $5.0 million

Type of Deals: Assets priced below replacement costs and offer upside potential, redevelopment and repositioning opportunities, projects with excess land and/or out parcels, multi-tenant and income producing, and developers requiring an equity investor or joint venture partner
